At Silva Coast Realty there are no hidden or initial setup fees or tenant placement fees. You can expect to pay only a Management Fee of 8% of monthly rent. IF YOU DON’T GET PAID, WE DON’T GET PAID!


  • Initial Property Consultation - At no obligation to you, we will meet at your property to address your needs, goals and concerns, while also making recommendations on what needs to be done to the property to ensure we get it leased in a timely fashion.
  • Rental Valuation - We research the most current comparables and give you our opinion of the rental value.

  • Establish a Timeline - Based on our meeting, we will give you a timeline of when you can expect certain goals to be accomplished including property turnover, advertising, leasing, and move in.
  • Set Maintenance Threshold - Repairs under $500 will be completed as necessary. Repairs over that amount will require owner approval (except in emergency situations)


  • Based on our initial meeting, we contract out our preferred vendors, or vendors of the homeowner's choice, to bid and perform the work needed to make the property “rent ready”.
  • We diligently oversee all work being performed to make sure it is completed in a timely and professional manner
  • Once work is verified complete, bills will be forwarded to homeowners for payment.


  • High quality photographs will be taken of the property.
  • We will create online advertisements to syndicate to all our preferred online advertising sites, after the ad receives owner approval.
  • With our access to the MLS, we can expose the property to even more potential tenants.
  • We will place professional, prominent signage on the property indicating it is “FOR RENT” if we are allowed to.


We carefully look over the following for each tenant applicant:

  • FICO Credit Score
  • Nationwide eviction search
  • Nationwide criminal background search
  • Employment verification
  • Previous landlord reference checks


  • We use the lease and applicable addenda provided by the California Association of Realtors which is designed to protect your interest as much as possible.
  • We complete a written walkthrough of the property with the tenant.
  • Photos are taken of the property to document its condition.
  • A video will be taken showing condition prior to tenants receiving keys.
  • Home maintenance will be properly reviewed with the new tenant where we will explain the maintenance process and explain what to do in emergency situations.


  • 24-hr response time to all tenant maintenance request.
  • Conduct Quarterly Drive-by Inspections.
  • Conduct Semi-Annual Property Inspections.
  • We have list of vendors that we have great professional relationships with so we can get work done efficiently in order to keep costs down.


  • Rent will be collected monthly and we will make direct deposit into a TRUE TRUST ACCOUNT before we electronically transfer the funds to the homeowner.  (Checks can also be written to owner if desired)
  • We provide Income & Expense statements that will be emailed each month.
